Quick answer
Underground Gutter Drainage in Northeast Atlanta, GA: The Brothers That Just Do Gutters Northeast Atlanta helps homeowners take downspouts underground, so roof water leaves through buried lines instead of soaking into the clay at the foundation. We clean existing underground drains as an add-on to gutter cleaning where available, and we set up new drain lines through our drainage partners. Call (770) 637-5130 or book online.
When gutters drop water inside the footprint of your home, it follows the loose backfill straight down to the foundation. The red clay around that backfill drains slowly, so the water sits there, and that is how basements in places like Lawrenceville and Snellville take on water, crawlspaces stay damp and wood near the ground rots. Flooded basements and garages, foundation damage and rotted trim low on the house are all signs you may need underground drains.
Underground drainage moves downspout water through buried pipe and releases it well away from the house. Our Solutionists are trained to look for poor drainage on every visit, and we clean existing underground drains as an add-on to gutter cleaning in participating locations.

Getting downspout water past the red clay and away from your foundation
Gutters only carry water to the corner of the house. What happens in the next few feet decides whether your crawlspace stays dry and your mulch beds stay put.
The soil right against a foundation is backfill: looser dirt pushed against the wall after the house went up. Water released inside that strip follows it straight down. Beyond it sits red Georgia clay, which drains slowly, so water that reaches the foundation tends to stay there. When it finally moves, it takes the clay with it, which is how you get washed-out beds and orange stains on the brick.
A downspout that ends at the surface leaves all of that water close to the house, and many lots here slope back toward the foundation instead of away from it. An underground line carries the water through buried pipe and lets it out well away from the house, where it can soak in or run off without doing harm.
There is a safety side, too. A downspout emptying across a walkway or driveway leaves it slick, and in a freeze it turns to ice. Taking that downspout underground, or rerouting it to another corner before it goes under, fixes the problem without tearing up concrete.
The trifecta: three pieces that keep water off the foundation
| Piece | What it does | What happens without it |
|---|---|---|
| Properly sized gutters | Catch a summer cloudburst without spilling over the front edge | Overflow lands at the foundation no matter where the downspouts go |
| A mesh gutter guard | Keeps leaves, needles and sweetgum balls out of the downspouts and pipe | Debris washes into the buried line, and clearing a buried clog takes a rooter service that is costly and not guaranteed |
| Underground drain pipe | Carries water through buried pipe and releases it far from the house | Water ponds beside the house, soaks the foundation and undermines steps and patios |
Each piece covers a weakness in the others. That is why we look at gutter size and a mesh guard like BroGuard before recommending any pipe.
Signs a drain line is clogged or missing
- Water pooling in the yard over the spot where a buried line runs.
- Gutters overflowing at the downspout right after a cleaning.
- Leaves or sludge visible in the opening of the drain.
- Bare channels or washed-out mulch below a downspout.
- A damp crawlspace, wet garage floor or water on the lower level after storms.
- Cracked or heaved walkways, patios and steps near a downspout.
- Rot or peeling paint on trim close to the ground.
Fix the gutter first
Plenty of wet crawlspaces and lower levels dry out once a broken or overflowing gutter is fixed, before a single foot of pipe goes in. So our Solutionists start at the roof edge. If a seam is dumping water at one corner, gutter repair may solve it. If the downspouts are packed, gutter cleaning flushes them, and existing underground drains can be cleared as an add-on where that service is available. When new lines are the right answer, we set them up with our drainage partners while Josh Bowie’s local team stays your point of contact from estimate to finish.

Why the Brothers
Why Gwinnett and Athens Area Homeowners Call the Brothers
A buried line cannot fix a gutter that overflows above it. We look at the whole path, from roof edge to outlet, before suggesting anything.
Clay that holds water, then erodes once it finally moves, is the reason drainage matters so much here. Our plans get water past it instead of just off the gutter.
Even when our drainage partners lay new pipe, Josh Bowie’s local team stays your contact from start to finish. You are never left chasing a subcontractor.
If a basement problem is not a gutter or drainage problem, a Solutionist will say so. You will not be sold pipe you do not need.

The buried pipe runs from each downspout to an outlet farther down the yard, a drywell or a storm connection, wherever the lot allows. That keeps it out of the backfill around your foundation and off your walkways and planting beds.
Often, yes. Many wet basements and crawlspaces in Northeast Atlanta trace back to downspouts emptying right beside the wall, where red clay holds the water against the foundation. Fixing a broken gutter, stopping overflow and carrying downspout water underground solves a lot of them, and a Solutionist can tell you whether that is likely in your case.
Puddles along the route of the pipe, a muddy ring at the drain opening and gutters that overflow even though they were just cleaned all point to a clog. You can sometimes spot it from the opening, and pine needles or sweetgum balls that slipped down a downspout are common culprits. Not sure? Ask a Solutionist to look during your free estimate.
Often. We offer it alongside gutter cleaning, though not every location does, so call (770) 637-5130 to check whether it is available at your address, and tell us about the buried lines when you schedule. Lines that are crushed or need replacing, and brand new drain pipe, go to our drainage partners.
It is what we call the three things that, together, protect a home best: gutters that are the right size and working properly, a mesh gutter guard covering every run, and underground drainage taking the water away. The guard matters because once debris clogs a buried line, clearing it usually takes a drain routing company, an expensive call with no promise it will work.
Often. Sometimes we move the downspouts to a different corner of the house, then go underground through lawn or beds where digging is simple. That also keeps water off walkways and driveways, where runoff spreading across the concrete becomes a slip hazard, and a worse one when it freezes on a cold North Georgia morning.
On many lots here, yes. When the yard slopes toward the house, downspout water runs right back to the foundation, and when it slopes away, that water can cut channels through bare clay. Burying the line lets you choose where it goes, which matters on the rolling lots around Oakwood, Bogart and Commerce.
