Dunwoody Gutter Solutionists

Gutters for Dunwoody’s first-generation subdivisions and their big trees

Dunwoody stayed farm country until the 1960s, and you can still see that past at the Donaldson-Bannister Farm on Chamblee Dunwoody Road, a farmhouse from the 1870s on five acres. Then the subdivisions arrived fast. Lots in Georgetown were first advertised in August 1961, offered in Colonial, Dutch Colonial and French Provincial styles, and Dunwoody Village opened its shops in 1971. In ZIP code 30338, about 42 percent of today’s homes date from 1960 to 1979. Many of those houses are on their second or third set of gutters, and the fascia behind them has seen half a century of Georgia summers.

Those early builders left the trees standing, and the trees kept growing. Streets in Kingsley, Dunwoody North and around Brook Run Park sit under mature oaks, tulip poplars and pines, with sweetgums mixed in. That means catkins and pollen in spring, a heavy leaf drop from late October into December and needles all year. The NOAA normal at nearby Peachtree DeKalb Airport is 51.43 inches a year, with July the wettest month. A leaf-packed gutter under that canopy spills over and soaks the fascia board, and older lots that slope toward the creeks show it in washed-out beds and damp crawlspaces.

Josh Bowie owns The Brothers That Just Do Gutters Northeast Atlanta and runs it from Suwanee, northeast of Dunwoody in Gwinnett County. Our Solutionists form new gutters from the truck to fit each run, clear and flush existing systems, reset loose hangers, replace soft trim and install BroGuard micro-mesh for homes under the heaviest trees. You can also put the house on our maintenance program and stop tracking cleanings yourself. Estimates are free, written and pressure free, and every review is published, good or bad.

Year-round

Your Dunwoody gutter calendar

How Dunwoody gutters fare season by season, and when to act.

  1. Winter · Dec to FebLast leaves out

Big oaks hold some leaves into December. Clean the stragglers out and look for hangers pulled loose by an icy night.

  2. Spring · Mar to MayCatkins and pollen

Oak catkins and pine pollen clump in the trough and slow every outlet. Clear them before the summer rains.

  3. Summer · Jun to AugJuly downpours

July is the wettest month at the PDK station. Watch the valleys in a hard storm to see where water jumps the gutter.

  4. Fall · Sep to NovGet ahead of the canopy

Install guards or set a cleaning date before the hardwoods turn, and check the downspouts after any long tropical soaking.

Dunwoody Gutter Questions, Answered

How often should Dunwoody gutters be cleaned?

Under the mature oaks and poplars common in Dunwoody, twice a year is the minimum: once after spring catkins and pollen, and once after the leaves finish in December. Homes right under big trees often need a third visit in late fall. Micro-mesh guards cut that down to an occasional surface check, which is why many homeowners here choose them.

My house was built in the 1970s. Should I replace the gutters?

Not always. About 42 percent of homes in 30338 date from 1960 to 1979, and many of them already have newer gutters. We check the seams, the pitch and especially the fascia boards. If the wood is sound and the runs are straight, a repair may do. If the corners leak and the fascia is soft, seamless replacement with new trim is the better fix.

Why is the wood behind my gutters rotting?

Usually because water is getting behind the gutter. A clogged trough overflows toward the house, a missing drip edge lets rain run down the back of the gutter, or old hangers let the run pull away from the board. On older Dunwoody homes we replace the soft fascia, then hang the new gutter tight against sound wood so the problem does not come back.

Do gutter guards work under oak trees and tulip poplars?

Fine stainless micro-mesh does. Oak leaves, catkins and poplar blooms sit on top of BroGuard and mostly blow or wash off, while rain passes through the mesh. Coarse screens and foam inserts tend to trap smaller debris and grow moss in shaded spots. No guard makes a roof under a big canopy maintenance free, but mesh turns cleanings into a quick check.
