Duluth took its name in 1871, when the railroad came through the crossroads settlement then known as Howell’s Cross Roads, and the tracks still run past the Town Green downtown and the Southeastern Railway Museum on Buford Highway. Most of the houses came a century later. More than half of Duluth’s housing was built between 1980 and 1999, from gated Sweet Bottom Plantation and the streets off Pleasant Hill Road to the large brick and stone homes around Sugarloaf Country Club. Just under half are detached houses. The rest are townhomes, condos and apartments, where one bad downspout can send water toward a neighbor’s wall or across a shared walk.

Duluth is wet and wooded. The NOAA normal at the station just east of downtown is a little over 54 inches a year, and July brings the most, usually in short, hard afternoon storms. Loblolly pines drop needles all year, oaks and tulip poplars add catkins and flowers in spring, and sweetgums scatter their spiky balls across the roof every fall. Lots near the Chattahoochee, which forms the city’s northern edge, and the creeks that feed it slope hard, and red clay sheds water instead of soaking it in. Roof water dumped beside the slab soon shows up as red streaks and a washed-out bed, so we often recommend underground drainage or a longer outlet.
